- All statements are based on publicly available information (HARERA filings, court records, news reports) current at the time of writing or speaking
- We do not accept payment, gifts, referral fees, or any benefit from any builder for mentioning or recommending their projects
- A positive or neutral assessment of a project at one point in time is not a permanent endorsement — project execution, financial health, and delivery timelines can change
- A negative or cautionary assessment is based on documented risk signals, not on personal opinion or commercial motivation
5. Paid Diagnostic — Scope Limitations
The 30-minute paid Zoom diagnostic is a structured risk-orientation conversation, not a comprehensive due diligence exercise. Within 30 minutes, we can help you:
- Identify the key risk categories you should investigate further
- Understand the market context of a micro-market or project
- Frame questions for your lawyer, valuer, and broker
We cannot, in one session, review legal title documents, assess physical construction quality, audit a builder's financials, or predict future price movements. Do not rely on this session as a substitute for those due-diligence steps.

6. Content Accuracy and Currency
We make every effort to verify information before publishing. However:
- Regulations (RERA, HARERA, GST, stamp duty, development authority policies) change frequently. Always check the current version of any regulation with the relevant authority
- Infrastructure project timelines (metro, expressway, airport) are subject to government decisions and delays. Our updates reflect announced timelines, not guaranteed completion dates
- Past price appreciation in any micro-market is not a reliable indicator of future performance
