1. About AKRES

AK Real Estate Solutions ("AKRES") is a sole-proprietorship independent advisory practice operated by Anirudh Kapoor, Gurgaon, Haryana, India. AKRES is not a RERA-registered broker, builder, developer, or financial services entity. Our service is advisory and informational in nature.

2. Acceptance of Terms

Accessing or using this website, submitting a form, booking a session, or engaging in correspondence with AKRES constitutes your acceptance of these Terms. AKRES reserves the right to modify these Terms at any time; continued use of the site after any modification constitutes acceptance of the revised Terms.

3. Nature of the Advisory Service

AKRES provides independent residential real-estate risk-assessment advisory. This means:

• We evaluate properties and micro-markets you are considering and identify risks — regulatory, structural, pricing, and liquidity — based on publicly available information and our own analysis
• We do not act as a listing agent, broker, or buyer's agent. We do not negotiate on your behalf or hold any power of attorney
• We do not guarantee any property recommendation, price forecast, or outcome
• Any broker referral through our Free Broker Connect form is for informational matching only; AKRES is not responsible for the conduct or advice of any broker partner

4. Paid Engagements — Fees, Payment, Cancellation

Fees

• Risk diagnostic consultation (Zoom/phone with Anirudh): ₹2,499 + applicable GST
• Site visit with Anirudh: ₹7,499 + applicable GST
• The initial qualification call is free. The direct broker-connect referral is free to you.

Booking and payment

• All fees are payable in full at the time of booking via Razorpay
• A booking is confirmed only upon receipt of full payment; an unpaid slot is provisional and may be released
• The consultation is approximately 30 minutes; a written summary document is delivered within 48 hours of the call

Cancellation, refunds, and no-shows

• Cancellation more than one hour before the appointment: full refund to the original payment method
• No-show or unreachable for a paid consultation: fee is refunded after deducting a ₹500 no-show penalty
• No-show or unreachable for a paid site visit: the full amount paid is forfeited and is non-refundable
• AKRES-initiated cancellation: full refund

Limitation of the engagement

A paid consultation or site visit is a structured advisory engagement based on the information you provide and publicly verifiable data. It is not a legal due diligence, valuation report, or structural survey. It should not be the sole basis for a property purchase decision.

5. Intellectual Property

All content on this website — including text, graphics, layout, sector analyses, and market commentary — is the property of AK Real Estate Solutions and protected under Indian copyright law. You may share individual articles with proper attribution ("Source: AK Real Estate Solutions, akrealestatesolutions.co.in") but may not reproduce, republish, or commercially exploit any content without written consent.

6. Market Information and Accuracy

• All market data, pricing references, and regulatory updates published on this site include their source and date
• Real estate markets change rapidly. Information may be outdated by the time you read it. Always verify independently before making any decision
• AKRES makes no warranty, express or implied, regarding the accuracy, completeness, or fitness for a particular purpose of any information on this site

Where builders or projects are named in our content, this is for informational or journalistic purposes only based on publicly sourced information. Any opinion expressed about a builder or project reflects our analysis at the time of writing and does not constitute defamation, endorsement, or a permanent assessment. This site links to third-party services including Cal.com, Razorpay, YouTube, and Instagram. AKRES has no control over and accepts no responsibility for the content, privacy practices, or availability of third-party sites. Their respective terms and privacy policies apply.

10. Limitation of Liability

To the maximum extent permitted by Indian law, AKRES and Anirudh Kapoor shall not be liable for any direct, indirect, incidental, special, or consequential loss arising from:

• Reliance on any information, opinion, or recommendation provided on this site or in an advisory session
• Any property transaction or investment decision made following our advisory
• Interruption, error, or unavailability of this website or any third-party platform we use

Our aggregate liability for any claim arising from a paid session shall not exceed the fee paid for that session.

11. Governing Law and Disputes

These Terms are governed by the laws of India. Any dispute arising out of or in connection with these Terms shall first be subject to good-faith negotiation. If unresolved within 30 days, disputes shall be subject to the exclusive jurisdiction of the courts in Gurugram, Haryana.
